Commercial Lease Space FAQ's

Q: So what's the catch?

A: There is no catch, there are no fees for our service.

Q: Is there a limit to how much you will rebate a tenant?

A: Absolutely not! If you lease 30,000 sgft and our commission is $100,000, your cash rebate will be $50,000.

Q: Who pays you?

A: The landlord pays us for finding a tenant for the property. Our payment is in the form of a commission based on the final lease terms of the property. The commission is usually split equally between the Listing Agent and the Tenant Rep Agent. We in turn give a portion of our commission back to the tenant.

Q: How are you able to give me such a large cash rebate?

A: Simply put, we know you'd rather have a real estate rebate over a thank you letter.

Q: Will you still negotiate the price down?

A: Absolutely, we will negotiate the best possible price and terms on your behalf.

Q: Why don't most companies offer buyer rebates?

A: A large majority of agents only have a few transactions a year, so giving a rebate is completely of of the question.

Q: What areas do you serve?

A: We currently serve the Dallas, Collin, Tarrant and Denton counties. However, we have relationships with companies throughout the state of Texas.

Q: What if I negotiate with the listing agent, cant I get a better deal?

A: No. The listing agent or landlord rep works for the landlord. His loyalty and obligation is to the landlord.
