The Victory Park project, which has been taken over by a group of German investors, will now be under new management.

The German investors have hired a new firm, Cousins Properties, to take over this complicated project, thereby sparking debate over whether they can sort out the potentially difficult process of helping this massive development with sales and retail leasing.

Cousins Properties, which has been operating in Dallas since the 1990s, will now begin helping the downtown Dallas condo market by increasing condo sales, among other things.

Welcoming in New Management

The original Victory Park developer, Hillwood, who released itself from ownership in the troubled Victory Park development in April 2009, handed over the property to a German real estate fund, US Treuhand, at that time.

Since April 2009, US Treuhand has dumped more than $180 million into the Victory Park project, which included the downtown Dallas condo market. These new owners, in an attempt to breathe life into the Victory Park project, handed over the management reigns to Cousins to deal with the leasing and planning for the development.

As far as master-planned communities go, Victory Park sets the bar dramatically high.

Located in the heart of Dallas, and strategically located near Uptown, Downtown, Turtle Creek and the Arts District, Victory Park has been ingeniously designed for maximum exposure to all key districts of Dallas. It also enjoys a close proximity to the American Airlines Center, the Dallas Convention Center, the Dallas Market Center and the picturesque Katy Trail.

There are loads of reasons to fall in love with Victory Park, including its decadent variety of high-end restaurants and shops, but perhaps the biggest reason for the success of Victory Park lies with its outstanding residences:

  • The W Dallas Victory Hotel and Residences – Originally completed in 2006, the W Dallas Victory Hotel and Residences was the first of its kind in Dallas. The House: Why These Luxury Residences aren

A lousy economy, a tough housing market, and the Victory Park problems are all wreaking havoc on the luxury condominium residences of the House.

Let’s start off by saying that the House is simply outstanding. In terms of luxury surroundings and upscale services and amenities, it is unsurpassed.

The Magnificence of the House

Rising 28 stories into the Dallas skyline, The House features one, two and three-bedroom condominium residences priced from $399,900.

The architecture and exterior designs, which were designed Elkus Manfredi, are a lesson in perfection, while the stunning interiors, designed by Philippe Starck and Yoo, speak of exquisite taste and design sense.

Just some of the residence finishes found throughout the House include limestone bathrooms, gleaming, hardwood floors, high-end appliance packages, soaring ceilings and breathtaking views of the Dallas skyline.

Perhaps the only thing that surpasses the outstanding residences of the House are the outstanding services and amenities.

Just some of the services and amenities afforded to the residents of the House include: a 130-foot lap pool; a dog park; a fitness center, complete with Italian-designed fitness equipment; a conference room; and a guest suite.

The location of the House seems to be nearly perfect, as well, as it is comfortably situated smack dab in the middle of Victory Park, near the American Airlines Center, the W Hotel and Condominiums and the House of Blues.

Victory Park and its Flaws

But perhaps it is the Victory Park location that has hurt the sale of the House.

Victory Park, hailed by some as Dallas’ best achievement, is a sprawling, 75-acre community that was originally the brainchild of Ross Perot. He envisioned upscale dining and shopping, and equally upscale residences.

Victory Park’s location was also masterfully designed, as it is ideally located near all, major areas of Dallas, including the Arts District, Turtle Creek, Uptown and, of course, downtown Dallas.

However, it seems that Victory Park in all its splendor has turned many potential residents and visitors away with its almost too high-end offerings.

The result is that many of the marvelous residences of Victory Park, including the House, are not filling up quite as quickly as expected.

The developers of Victory Park seem to have taken note of this flaw in its design, and have subsequently begun bringing more economical venues here.

As the developers begin to realize the importance of more popular retailers and restaurants, Victory Park will soon become the premier destination for Dallas residents, thereby helping the overall success of the House.

Victory Park – Has it Lived up to all of the Hype?

Victory Park has been called one of Dallas’ best achievements. This gorgeous, 75-acre community boasts beautiful residences, outstanding hotels, upscale shopping, trendy restaurants and the best Dallas entertainment, and that’s just for starters!

Often referred to as the centerpiece of the “new” Dallas, which is located on the west side, Victory Park is a source of tremendous potential for new construction and a revitalized community.

A fine example of the success of the construction industry in Victory Park is the W Dallas and the House by Starck & yoo. These exceptional addresses boast some of the finest residential condominiums in Dallas, if not Texas.

The key location of Victory Park has also been masterfully designed, as it is linked to many of Dallas’ main areas, including Uptown, Downtown, the Arts District and Turtle Creek. It is also conveniently located near many of Dallas’ landmarks, including the Dallas Convention Center and the Dallas Market Center.

The Problem with Victory Park

Although the concept of Victory Park seemed invincible, there seems to be one, major flaw: it’s just too high-end for many Dallas residents. Considering that other, nearby neighborhoods, such as North Henderson Avenue and West Village, are as popular as ever, it becomes very clear that Victory Park simply missed the mark. And many Dallas residents aren’t very happy about it.

Because Victory Park was largely funded by taxpayers, it stirs up quite a few emotions from the residents who paid for it. Ross Perot’s vision for Victory Park meant that the casual restaurants and retailers that many residents have grown to love were simply cast aside for their more upscale counterparts.

As a result, many of the posh retailers of Victory Park have left due to -what else – a lack of business. The streets are deserted and the taxpayers are fuming.

It is therefore up to Hillwood, Victory Park’s real estate firm, to realize that, in order to make Victory Park the success that it was intended to be, more affordable restaurants and retailers will need to gradually take the place of the ritzy establishments currently struggling to turn a profit.
