Park Seventeen, the brainchild of Granite Properties and Gables Residential, has just found its first tenant: Colliers International. Colliers International has been reported to be leasing about 40,000 square feet of office space in Park Seventeen.

The sleek and decidedly modern tower fits in nicely in Dallas’ Uptown Section. Once completed, Park Seventeen will cost $200 million and will consist of 2.2 acres of mixed-use development.

Park Seventeen consists of two towers: the first tower will include 362,000 square feet of office space developed by Granite and the second tower will house 292 luxury Gables apartments.

Lease Negotiations under Way

In addition to Colliers International, this piece of Uptown Dallas real estate is in the midst of signing a handful of other tenants; there are currently three tenants in active negotiations. If the space is leased, these new tenants will occupy about 100,000 square feet of space.

These new tenants are great news for Park Seventeen, to say the least, as building and leasing space in today’s challenging economy can be quite difficult. Park Seventeen was one of the last projects to get off the ground before construction for office buildings came to a stop last year.

The developers of Park Seventeen have noted that the market for Uptown Dallas real estate has improved dramatically compared to the first three quarters of 2009.

Seventeen McKinney

The Granite office tower, called Seventeen McKinney, offers office space for about $34 per square foot, plus electricity.

Gables at Park Seventeen

The Gables apartment tower, called Gables at Park Seventeen, features 20 stories and six levels of parking. Apartments are expected to be ready for occupancy as early as next month. Prices for the apartments will start at about $1,700 per month and about $5,000 to $6,000 per month for the six penthouse units.

The apartment homes of Gables at Park Seventeen will range in size from 1,100 square feet to 3,000 square feet.

Both towers are connected with a one-acre landscaped deck, which is located in the seventh floor of each building. This landscaped deck also allows the offices and residential towers to connect.

Once completed, Park Seventeen will feature 320,000 square feet of residential space; 14,000 square feet of retail space and 375,000 square feet of office space.

Construction Finally Comes to an End at the Ritz-Carlton Residences

The two-year Uptown project of the Tower Residences at the Ritz-Carlton has finally come to an end.

This project, which marks one of the last, major condominium projects taking place in the Uptown District of Dallas, features a 23-story tower, which is located adjacent to the luxurious Ritz-Carlton Hotel.

The only other condo tower yet to be finished in Dallas’ Uptown district is the Stoneleigh Hotel residential tower, which was put on hold in 2008 and has since gone into bankruptcy.

The project, which was overseen by the design firm of A.M. Stern Architects LLP, was also the mastermind of the Ritz-Carlton Hotel design. The Ritz-Carlton Hotel opened up in 2007. The developer of the project is Crescent Real Estate Equities Limited Partnership.

This luxury high-rise building features 95 residences, two-thirds of which have already been reserved by anxious buyers looking to get in on the luxury that is the Ritz-Carlton.

If the spectacular condominiums and townhouses of Uptown Dallas are a good indication of the area’s upscale atmosphere, then it quickly becomes crystal clear that Uptown Dallas is a force with which to be reckoned.

Highly acclaimed restaurants, fabulous boutiques and a superb location bordered by the Central Expressway, the Turtle Creek Boulevard and the Woodall Rodgers Freeway, are the hallmarks of Dallas’ Uptown neighborhood, as are the trendy bars and nightclubs, upscale art galleries and quaint antique stores.

Where are we Headed?

Why is it that developers are having a hard time getting their projects off the ground in this fabulous Dallas neighborhood? The answer may lie in the poor, national economy and credit crunch that has left its mark on nearly every part of Texas.

Between the struggling national economy and the fact that many lenders still have a firm grip on their wallets that it’s no wonder that developers are finding themselves with little funding and poor consumer demand. In fact, Dallas-area construction is currently at its lowest point in four years.

The Demise of the Stoneleigh

A sober example of this is the Heritage at the Stoneleigh, the condominium high-rise tower that has been all but abandoned because the developer has been unable to secure permanent financing. Construction has been halted indefinitely and the developer of the project, who once projected the Heritage at the Stoneleigh to be a “marquee, luxury residential development” in Uptown Dallas, has been all but forced into bankruptcy by five of its creditors.

As it stands, the developer now owes $4.7 million on this unresolved project. And, although about half of the construction had already been completed, the developer simply wasn’t able to secure the financing needed to complete the project. Combine that with slow sales of the units, and it’s clear to see why this once up-and-coming project was tanked.

A normally-healthy real estate market would have resolved this issue, so it is with continued optimism by builders and developers that the real estate crunch will soon begin to experience signs of re-growth.

Mixed-Use Development Project Slated for Construction in Uptown

Granite Properties and Gables Residential have teamed up for a $200 million commercial and residential project in Dallas’ Uptown district. Situated on over just two acres, this project will consist of two towers: Granite Properties’ Class AA Office Tower and a high-rise apartment building by Gables Residential. The exterior of the buildings will feature concrete and stone with aluminum finishes.

Perhaps the most exciting aspect of these dual towers is the convergence of the two towers on the seventh floor via a one-acre, beautifully landscaped haven. Called the amenity deck, this urban oasis boasts a 4,000 square foot fitness center, an outdoor, infinity-edge swimming pool and a gorgeous, park-like setting which overlooks Victory Park and downtown.

Facts about the Granite Properties Office Tower:

  • Located at 1717 McKinney Avenue (at the Northwest intersection of McKinney Avenue and North Akard Street)
  • Nineteen stories of office space on top of six levels of parking and retail space

Uptown Set to Unveil Newest Office Building, Saint Ann Court

Located in the heart of Uptown’s dynamic business district, Saint Ann Court, when completed in the fall of 2009, will be the tallest, commercial office building in the area. It will feature 26 stories of first-class office space, including four, exclusive, penthouse office floors (located on floors 23 through 26), ten, typical office floors, 11 parking levels and a lobby level. Total square feet of office space is expected to encompass approximately 315,000 square feet. The building will be LEED certified and the penthouse offices may feature ceilings of up to 20 feet tall.
