Seller Tips: How to Prepare for Moving Day

Congratulations! You’ve sold your property and you’re ready for your next endeavor! However, before you can begin moving on, you must prepare for moving day.

Yes, the dreaded moving day. But it doesn’t need to be! With just a few tips and plenty of preparation and organization, your moving day doesn’t have to be a nightmare!

  1. Reserve a moving company or moving van as soon as you have a moving date secured – even if it’s two months away! There are few things more frustrating than not being able to secure a moving company or rental van before your move!
  2. Arrange for a specialty moving company if you have a piano or priceless antiques.
  3. Start amassing boxes. Go to your favorite local stores and ask them to set aside packing boxes for you. You can always purchase boxes through many rental companies, but who wants to pay for boxes that you can get for free?
  4. Make change of address cards and send them to family and friends.
  5. Contact your utility companies, newspaper and magazine services, and the post office for shut-off dates and new address information.
  6. Plan ahead and pack up rarely used household items, or off-season items as you find the time.
  7. Develop a color-coded system using colorful stickers. Assign each room a color and use the stickers on your moving boxes so that you can easily identify which room of our Highland Park home the box belongs in.
  8. Make arrangements for your pets for moving day. Ideally, your pets should be out of the house during moving day, as they could become stressed or run away because of the open doors. Ask a close friend, family member or neighbor to care for your pets during this time, or make arrangements at a nearby kennel.

The Dallas Regional Chamber promotes and organizes a variety of programs which encourage job growth, business growth and economic vitality, just to name a few.  Many of the programs of the Chamber encourage the relocation of businesses into the region, and also facilitate current businesses in many different areas.

The following business programs are part of the Dallas Regional Chamber:

  • Economic Development Program – This program serves as the first point of contact for companies, site selection consultants and corporate real estate executives who are looking to move into the region. This program also works with other cities and economic development organizations when dealing with location and expansion in the Dallas metropolitan region.
  • Government Relations – This program serves a voice for the business community in and around Dallas and represents their business interests in public policy and civic arenas. This is accomplished by tracking legislative issues and advocating for business interests at the local, state and federal government levels. Several events also enable Dallas Regional Chamber members to meet with government officials through special events.
  • Technology Business Development – This programs mission is designed to “develop, promote and sustain the greater Dallas area as a global leader in technology, talent, innovation, integration and manufacturing. ” This program enables business leaders to come together and address issues that directly affect themselves and other industries in the region. Many of the programs are designed to address cutting-edge topics, entrepreneurial resources, public policy legislation, high-level networking and briefings, just to name a few.
  • International Business Development – This program is designed to “unite and engage the international business community” and to promote the region’s global presence and growth. This program provides a unique opportunity for Dallas-area companies to develop trade opportunities with foreign companies and encourage expansion decisions. It also educates companies on state and federal regulatory and legislative issues that impact the region’s growth.

How to Hit the Mark with Furniture Placement

The arrangement and placement of your furniture in your Dallas home suits your needs, tastes and desires. Your furniture is placed according to the way you live, not according to what the decorator catalogs show. And that’s the way it should be — unless you’re trying to sell your home.
Now may be the time to assess your furniture placement and make changes that will allow buyers to (a) move about easier and (b) recognize your home’s best features.

Take an initial walk through your home and try to see it through the eyes of a potential buyer. If you are having trouble viewing your home objectively, enlist the help of a friend or your real estate agent to walk through with you.

Some questions you should begin asking yourself are: Does the floor plan flow properly so that people can easily walk throughout the home? Is the furniture arrangement conducive to multiple people walking through the home at any given time?

Some things you may want to consider include:

· Editing your furniture – Editing your furniture simply means removing any extra pieces of furniture that clutter the room and serve no purpose. Editing your furniture will not only make it easier to move about the rooms, but will also make the rooms appear larger and more spacious.

· Creating pathways for walking – If you must shimmy past the living room couch to get to the other side of the room, then you are going to need to reconsider your furniture placement. A well-designed room should create both living areas and walking areas.

Showing off your home’s best features is often easily accomplished by rearranging your furniture. If you have a fantastic view of your wooded backyard from your family room, move the furniture so that the window becomes the focal point of the room. When buyers enter the room, the furniture will almost point them to the focal point of the room.

Remember: Stepping back and viewing your home objectively is often the best way to sell your home!

Preparing to Move – Important Steps to Take

So, you’ve sold your Highland Park home and closing is just a few weeks away. Now what?

Find a Reputable Moving Company

Ask friends, family or your Highland Park real estate agent for referrals when choosing a moving company. Check the company out through your local Better Business Bureau and read the contract details carefully before signing. Some questions to ask: What do they charge per hour and what do they charge for mileage? Are packing fees separate and do they provide packing boxes and rolling closets? Are they bonded and insured for damage or loss?

You may want to move important, priceless items on your own and have them stored before moving day. Some things to pack and move yourself: antiques, artwork, jewelry, crystal, china and anything else that would devastate you to lose.

Get Ready for Moving Day

Plan ahead for moving day by packing overnight bags with clothing and essentials, such as medications, vitamins, personal care items and important paperwork.

Pack another bag full of essentials for the new home, including toilet paper, cleaning supplies and towels.

A third bag should contain emergency items, such as candles, a flashlight, first aid supplies and a pain reliever.

Finally, a small bag of drinks and snacks may prevent a mid-day meltdown amidst the chaos of moving day.

What to do on Moving Day

First, confirm the arrival of the moving company and go over the day’s schedule with your family. Bring money to tip the movers and be present at your new home when your items arrive so that you can direct the movers and check the condition of your items.

Finally, be prepared to be unprepared. The stress and excitement of moving day can be magnified if you have unrealistically high expectations and unrealistic goals. Expect that things will not go as planned and remember to take a moment and regroup if the chaos begins to wear on your nerves.
