Las Colinas new homes are plentiful, thanks to the strong Irving industry and economy. With regards to master planned developments, Las Colinas is exceptional, and some of the reasons why the economy in this Fort Worth suburb has continued to flourish is because of its constant quest for the latest and the greatest.

As one landmark falls (Texas Stadium), it seems another immediately rises (Convention Center).

Here are some changes taking place throughout Irving, and the impact that these changes will certainly have on Las Colinas new homes.

Texas Stadium

Sure, the Texas Stadium has had its last hurrah, but the development that takes its place will likely be worthy of Irving and its prime real estate.

At this point, Irving city leads have plans to develop this prime piece of property as a mixed-use development. Make no doubt, though, that the final plans will be just a memorable as the Texas Stadium was over the years. The redevelopment venture of the Texas Stadium is up in the air, as Irving officials note that this outstanding parcel of land will wait for only the most sensational development.

Once completed, officials expect the land to fetch at least $10 a square foot, given the fact that the land is located at the gateway to Irving and that Irving enjoys a prime proximity to four, major highways. At $10 a square foot, the land is expected to go for about $34.2 million.

Convention Center

The $130 million Irving Convention Center, which will be located in the famed Las Colinas area, will surely buoy along the economy, as well as the growth of Las Colinas new homes.

The building, once completed, is expected to become an iconic architectural landmark; particularly because the stadium will be gone. Another project planned in conjunction with the Convention Center will be a $255 million entertainment center, which will include a concert hall, strategic event programming and a number of bars and restaurants.

Officials expect that the entertainment center, along with the Convention Center, will spur tourism to Irving, which will increase business for a number of hotels, restaurants and bars.

New Home Communities in Las Colinas

Las Colinas is Irving’s pride and joy. This massive master-planned development is home to a myriad of commercial, residential and environmental developments, and boasts more than 2,000 companies, including 40 Fortune 500 companies.

Real estate in Las Colinas is prime and highly sought after, from residential to commercial. There always seems to be a flurry of activity going on in Las Colinas at any given time, and that includes new home communities like La Villita:

Irving

The quality of life in Irving has often been regarded as unsurpassed, or second to none. In addition to its prime location and its great array of real estate options, the park systems have lured residents into this vibrant community, thereby providing a great service to residents and increasing home values.

Irving has therefore taken steps to further enhance its park system with the addition of three, new neighborhood parks.

Currently, Irving is home to more than 43 parks and more than 2,000 acres of green space. All Irving parks are maintained by the Parks and Recreation Department.


Northgate Park

Northgate Park, which is located on the southeast corner of Rochelle Road and Northgate Drive, boasts 5.4 acres. The city, along with the Las Colinas Association, worked on the first phase development of this new neighborhood park.

Some of the newest features of Northgate Park include an eight-foot-wide, concrete walking trail and a barrier safety fence along the railroad tracks. Beautification efforts include more than 100 trees, which will be fully irrigated.

Northgate Park is already open to the public during these improvements, and the public has full access to the playground and the trail. Irving Parks and Building Maintenance expect further improvements to include a picnic pavilion and additional parking. All park maintenance will be a joint effort between the city and the Las Colinas Association.

Oak Meadows Park and Lanotte Park

Oak Meadows Park, located near the Graff Farm housing development, and Lanotte Park, located on Irving Heights Drive, are set to be developed and maintained by the city. However, both development projects are slated for a later date.

An additional park, called the Tim Markwood Park, was recently opened. This park, which is located along MacArthur Boulevard, boasts a walking trail, pavilions and a playground.

Las Colinas

Irving’s historic downtown area is experiencing a superb redevelopment and restoration plan, thanks in part to the Irving Downtown Association and the Irving Heritage Society.

Soda fountains, hamburger shops and Heritage Crossing, with its parks, plazas, vintage shops and historic homes, are part of the small-town framework that has made South Irving so charming.

If beautiful, historic neighborhoods are what you crave, then look no further than South Irving. This area is brimming with spacious yards, meticulous landscaping and towering shade trees, all of which beautifully frame the historic homes in this neighborhood.

Parks within South Irving include Delaware Creek Park, Founders Park, Heritage Park, Millennium Park and Heritage Senior Center. South Irving maintains its commitment to growth through city incentives for businesses that are starting up or relocating south of Northgate Drive.

In addition, the city of Irving is supporting its local businesses in Heritage Crossing by overseeing the development of a new development program which will feature offices, homes, shops, restaurants, and parks surrounding the Trinity Railway Express Station.

The development is expected to increase property tax revenue through property acquisitions. In addition, a Heritage Crossing Advisory Committee was recently appointed by the City Council to oversee the draft design guidelines. The guidelines will also be used to establish a framework for all future development in the area.

The final phase is nearing completion on this $60 million project, which is located at Las Colinas Boulevard and Tuscan Drive. Once finished, Positano at Las Colinas will feature 120 flats and lofts and 50 villas. Prices will range from $255,000 to $400,000.

Other Developments

Two other residential developments slated for construction in Irving’s Las Colinas includes Vela and the Fram Senior Village.

Vela, which is slated for construction in 2009, is located in the Las Colinas Urban Center. It will consist of two, high-rise condominium buildings totaling 280 units and 20 luxury villas.

The Fram Senior Village, which is now in the planning stages, will be located in the North Urban Center of Las Colinas and will consist of a four-story building with 200 units and guest bungalows.
