Determining your Home

Monday, June 7th, 2010

Plano home sales have been quite brisk, given the fact that many homeowners are flocking to this city because of its great quality of life and its exceptional real estate options.

Looking at Plano home sales and it becomes evident that Plano is a hot spot for real estate activity. However, whether you are planning to buy or sell in Plano, how do you know if you are getting your money’s worth? In short, what is your investment worth, and what dictates the price of your Plano home?

Before you begin looking at Plano home sales, consider that a variety of factors determine a home’s price. Plano home sales, of course, are based on their location and square footage, but there are also a lot more factors that determine the price of a Plano home:

  • A Home with a View – If you enjoy a home with a view, consider that this feature of a home may be worth more than you think. In short, people pay for views, so expect to see views (or lack thereof) dictating Plano home sales.
  • The Lot – The lot – in short, the position of the lot – is incredibly important when considering the price of a home. Some of the considerations include the size of the lot, the position of the lot and whether the lot is flat. Odd-shaped lots, or those that face neighbors and offer little privacy, typically cause the home’s value to drop.
  • Landscaping – Landscaping can play a big role when it comes to pricing Plano homes for sale; particularly for luxury homes. Is the lot wooded? Is there professional landscaping surrounding the home? Are there mature trees and is the landscaping well maintained? All of these questions play a huge role in determining the value of a home.
  • Square Footage – Although the number of bedrooms and bathrooms is often a determining factor when consider the price of a home, the size of the home, or the home’s square footage, is also a consideration. However, the only time the size of the home is detrimental to the value of the home is when it is either much smaller than nearby homes or much larger than nearby homes.

Understanding your Property

Thursday, June 3rd, 2010

There are, at any time, a plethora of fantastic housing choices in the housing market. However, what can you really tell from first-sight? Is the home you want the home you are really getting?

It may be quite frightening for a home buyer to purchase a home out of fear of the unknown. In short, how do you know the property’s condition, and when and where do you get the chance to really learn about the condition of the property?

Luckily, you have quite a few opportunities to inspect a home in the Southlake housing market before you sign on the dotted line. In fact, you have a number of opportunities to raise questions and concerns – and to back out of the deal, if necessary – before you close the deal:

  • Most homes that are sold in the United States, including homes sold in the Southlake housing market, must have a disclosure. A disclosure statement, which should be made available to you the moment you view the home, is the seller’s chance to disclose any and all problems or adverse conditions about the home. The disclosure is a legal document; therefore, the sellers can be held responsible for all problems with the home that they did not disclose. It is important to point out, however, that bank-owned homes for sale do not need a disclosure, as these types of sales are often completed sight-unseen.
  • Your buyer contract should include some type of language that lets the sellers know that you expect to receive the home in a certain condition, with certain, minimum standards met. This will protect you should the homeowners decide to leave all of their trash behind, for example.
  • The home inspection is generally the time for buyers to really get an idea of what kind of condition the home is in. It is always best to seek the advice of a professional home inspector, even when purchasing a new home, as there may be any number of things that are wrong with the home that just aren’t visible.
  • Finally, you should choose to do a final walk-through before the transaction is complete. Generally, the final walk-through is done on the day of the closing, although this can vary slightly. This is your chance to point out anything to your real estate agent that you didn’t notice about the house. Any problems found at the final walk-through are generally discussed before the closing takes place.

Tips for Showing your Home when you have Small Children

Wednesday, June 2nd, 2010

Selling your home can be a challenging experience, make no mistake about it. However, for parents with small children, selling their home can take on a whole new level of stress.

In short, you must make sure that your property looks its best at any given moment. So, how can you do this when you have small children running around?

The following checklist will help you prepare to sell your Plano home when you have small children:

  1. Store what your kids aren’t using right now – If you’re like most families, your children really only play with a certain number of toys at any give time. Therefore, it pays to take the time to sort through your children’s toys and store or sell toys that they no longer play with or that they haven’t played with recently. Now is a great time to have a garage sale to sell all of that unused baby equipment or all those neglected toys!
  2. Get organized – One of the last things your buyers want to see when they walk through the door is a mound of toys overtaking the living room. A great solution to this problem is to purchase a number of attractive looking bins or baskets that can store your kids’ toys while also looking attractive. Baskets and bins are also a great way to make quick work out of toy clean-up everyday.
  3. Get the kids involved – Now is a great time to enlist the help of your children to keep their toys picked up and to develop positive attitudes about taking care of their belongings. Make a nightly routine out of working with your kids to clean up all toys before they go to bed. This will help keep things organized while also teaching your children the value of responsible behavior.
  4. Hide toys before showings and open houses – Your last line of defense when it comes to toys is simply to hide them before potential buyers arrive. A hall closet, under the bed or behind the couch are all great last-minute hiding places.

The Three Biggest Mistakes Home Sellers Make

Tuesday, June 1st, 2010

Does the thought of selling your home simply overwhelm you? Does the mere suggestion of t he home selling process make you break out in a cold sweat?

If so, you’re not alone! However, the home selling process doesn’t have to be grueling, provided you know what to do -and perhaps more importantly, what not to do.

Although each home selling experience will be unique, there are a number of mistakes to avoid at all costs. Here are our top three mistakes every seller should avoid:

  1. Not being flexible when it comes to showing your home or negotiating - In order to compete in today’s real estate market, you must be a flexible seller. If you prove to be difficult to work with or inflexible, don’t expect buyers to be knocking down your door with offers. Although it may be annoying or inconvenient to leave the home every time a buyer wants to view the home, it is necessary if you want to sell your Fort Worth home. Likewise, if a buyer puts in an offer that you feel is entirely too low, avoid simply rejecting the offer. Instead, counter offer to keep the lines of communication open.
  2. Setting the price at what you want to sell the home for, not what the home is worth – We all think our homes are fantastic; however, we can’t use this level of thinking to sell our home; otherwise, we will likely not sell it. Instead, pay close attention to the local real estate industry and work with your real estate agent to develop a competitive pricing strategy.
  3. Not taking the time to get your home in showing condition – Because buyers in today’s market generally have many homes from which to choose at any given time, they expect the home they purchase to be in move-in condition. In other words, if you expect your home to compete in today’s market, you better make sure that the home is spotless; that updates have been made; and that repairs have been made. You may also want to pay close attention to how you stage the home, as this can play a big part when it comes to getting that quick sale.

Real Estate Agent vs. FSBO: Which is Right for You?

Friday, May 28th, 2010

We all want to maximize our profit from selling our home, and one of the ways to keep a little extra cash in your pocket at closing is to sell your home FSBO, right?

Well, not so fast.

Before you assume that you will always come out ahead financially when selling your home FSBO, you may want to consider the following factors:

  • Studies have shown that there have been a significantly higher number of claims and lawsuits brought against sellers. Many times, home sellers assume that they can do it all without the guide of a real estate attorney or qualified real estate agent; however, this can end up costing them big if the buyers turn around and file suit against them. In other words, never, ever underestimate the value of a real estate agent’s knowledge when it comes to the home selling and buying process.
  • Many times, buyers will offer up to 10 percent less for a FSBO home because they know that the seller is not paying commission on the home. It has been shown, time and time again, that sellers receive more money for their homes when they are sold by qualified real estate agents. In other words, don’t assume that you will be pocketing more money at closing because you went it alone.
  • Most real estate agents are skilled in protecting their clients’ financial interests; therefore, the knowledge of a professional agent may help avoid problems with the buyers throughout the entire process.
  • A qualified real estate typically earns their commission – and then some – because of all the grunt work involved with listing and selling a home. A qualified real estate will handle all of the details, such as marketing the property, showing the property and negotiating the sales prices of the property. If you don’t have the time to do all of this work yourself, then you owe it to yourself (and your sanity!) to use the services of a qualified real estate.
  • A skilled real estate agent will be able to price your home right, from the beginning, thereby helping you achieve top dollar for your property.

Should I Remodel Before Selling my Home?

Tuesday, May 25th, 2010

One of the biggest questions sellers ask their agents when selling their home is: should I remodel my Southlake home before I sell?

You may have heard a number of stories about people who were able to command top dollar for their properties because they remodeled them. Although remodeling can, in fact, yield a higher asking price for your home, you must be careful when spending money on remodeling projects, as you may not always see a return on your investment.

Although generally a remodel will pay off, don’t assume that you will recoup all of your expenses, or even if you will see any of your investment returned to you. However, there are a number of traps to avoid when remodeling.

Common Traps to Avoid when Remodeling your Home for Sale:

  • Remodeling to suit your tastes – The first rule of remodeling to sell your Southlake home is to think like the buyers. In other words, you are remodeling to suit them, not yourself. Don’t remodel with taste-specific components; instead, keep it simple and neutral, thereby attracting the largest audience of buyers.
  • Overpricing yourself out of the neighborhood – If you live in a neighborhood where home prices have a ceiling, you must pay very close attention to this price, as you will not likely get any more money for your house, regardless of what improvements you have made. Before remodeling, look closely at recently sold properties the updates they had. This will provide you with a good gauge when deciding which remodeling projects to undertake.
  • Underestimating the value of a kitchen or bathroom remodel – Bottom line: the two most important rooms of a home in today’s market are the bathroom and the kitchen. These two rooms have been shown to have the biggest influence on the price of a home; so, if you are on a budget, consider spending your remodeling dollars to update the kitchen and the bathroom. In addition, these rooms will also yield higher returns on investment, provided you don’t go overboard in your remodeling efforts.

The Top Ten Ways to Spruce up your Fort Worth Luxury Real Estate for Sale

Monday, May 17th, 2010

Fort Worth luxury neighborhoods have experienced a bit of difficulty over the last year because of the sour housing market felt throughout the country. The good news is that the market is picking up rather briskly, thereby allowing luxury homeowners to finally begin selling their homes. The bad news is that there still remains quite a bit of homes on the market in Fort Worth luxury neighborhoods.

However, instead of viewing this fact as a roadblock, consider it your chance to show home buyers why your Fort Worth luxury homes stands out among the crowd; and in order to do this, you will need to make sure that your home is near perfect and that even the smallest details have been addressed.

A recent article found in the US News & World Report showcased the things homeowners can do to sell their homes faster. So, if you own a luxury home in one of Fort Worth luxury neighborhoods, consider addressing the following:

  • Improve first impressions - We all know about first impressions and how important they are when selling our home, but when was the last time you really looked at your home’s first impressions? Now may be the time to freshen up such areas as your landscape, your front door and your front entry. After all, if you impress your buyers from the beginning, you will have a much better chance of selling your home.
  • Clean up the landscaping – A beautiful array of lawns are showcased throughout many of the Fort Worth luxury neighborhoods, so it pays to consider paying a professional landscaper to either freshen up what you already have or add some new landscaping. Remember: beautiful landscaping will make your home instantly more attractive!
  • Paint the interior - Even though the walls of your home suit your taste, they may not suit the tastes of your buyers. Therefore, one of the best things you can do is put a fresh coat of paint on all your interior walls. Choose warm, neutral colors that will attract a variety of buyers and make your home feel more welcoming.

Should You Use a Realtor or Try FSBO

Monday, April 19th, 2010

In these economically trying times, some people consider selling their own home without the help of a real estate agent in the hopes of saving the commission. There is only one benefit to a homeowner in this type of transaction and that is keeping the entire sale price without having to pay a commission. This is difficult to accomplish for the novice and only very experienced home sellers can succeed in FSBO transactions.

Most homeowners are unable to sell their home without the services of a real estate agent for a number of reasons.

  • A majority of sellers tend to think their home is worth more than its actual value and they are unable to put an objective price tag on their property. A real estate agent is aware of the market conditions and what comparable homes are selling for in specific neighborhoods. He or she can help you ask for a reasonable price that will appeal to qualified buyers.

How to Develop an Accurate Pricing Strategy for your North Dallas Home

Wednesday, March 10th, 2010

North Dallas home values have been leveling off, and many areas of North Dallas are now showing signs of appreciation. Although this is certainly good news for anyone trying to sell a North Dallas home, it can prove to be quite tricky when it comes to developing a pricing strategy.

If you are unsure about the changes in North Dallas home values, and how this may affect your pricing strategy, you’re not alone. Most sellers want to price their homes aggressively, and also price them to reflect the changes in home values; but they also don’t want to price themselves right out of the neighborhood.

How to Develop an Accurate Pricing Strategy:

  • Hire a qualified, seasoned real estate agent – This is one area of selling your North Dallas home that you don’t want to skimp on. Find a top-notch agent who understands the market, and also understands your neighborhood and where North Dallas home values are headed.
  • Price it right – Although this may seem like a no-brainer, many sellers, absolutely sure of their ability to sell their home at a higher rate than other comparables in the area, find themselves sitting on their property without an offer in sight. The bottom line is that your pricing strategy should accurately reflect North Dallas home values, not your idea of what you think your home is worth.
  • Develop a realistic sales strategy – Decide upon your sales strategy beforehand so that your game plan is put in place. More importantly, however, make sure your sales strategy is flexible so that you can react according to the market and according to home values.
  • Make it ready to sell – Most buyers of today are looking for turn-key properties, so make sure your home is in excellent condition before you list it for sale. It is important to realize that all the pricing strategizing in the world can’t make up for a home that doesn’t compare to other homes in the neighborhood. Clear out the clutter, stage it to sell, and perform any repairs or upgrades that will allow it to compete with other homes for sale in the neighborhood.

The Top Five Reasons why Homeowners Sell their Homes

Wednesday, February 10th, 2010

Is it time to sell your home?

Well, you may be the only person who can answer that, but the reality is that there are a near-endless number of reasons why people decide to sell their homes. However, there are five, top reasons why people sell their homes:

  1. Upgrade – One of the most popular reasons for selling a Coppell property is simply to upgrade. We all begin our homeowner lives in a starter home, which is often small and unassuming. Once we have established careers and growing families, many of us are ready to move onto a larger home, perhaps with more rooms, more bells and whistles, and located in a better neighborhood. We can often afford this upgrade because of an increase in salary or because of an increase in our home’s equity.
  2. Upsize – If your family is growing, but your home is not then it may be time to upsize your current home. Many families look for larger homes with more bedrooms and more bathrooms, while many families choose to upsize to a home with a bigger yard, a bigger kitchen and simply more space to move around.
  3. Job Opportunity – Job opportunities and career changes often place us into different homes. From relocation to new careers, job opportunities are one of the top reasons why many people choose to sell their homes.
  4. Empty Nest – If your kids are grown and you find yourself rattling around a house that once seemed like it was too small but now feels grandiose then you may consider selling your home and downsizing. Many empty nesters also decide to sell in favor of homes in communities where maintenance is taken care of and yard work is a thing of the past.
  5. Marriage Changes – Unfortunately, divorce is a reason why many people sell their homes. However, marriage is also another reason. In today’s society, there are many individuals that own separate homes and then sell them in favor of a new home. The trend in marriage being one of the top reasons people sell their homes is perhaps because many individuals are simply waiting until later in their lives to marry.
