Why it Pays to be Preapproved

Obtaining a mortgage loan is drastically different than it was even a couple of years ago. Banks and lending institutions are becoming increasingly hesitant to lend money due to the financial crisis gripping the nation and the only thing that less-than-perfect credit will get you is a rejection letter.

If, however, you have done your part by maintaining an exemplary credit rating and have pinched and saved for a substantial down payment (think 20 percent), then you may be well on your way to purchasing your first Dallas County home.

First Step: Preapproval!

An important first step in obtaining a mortgage loan is getting preapproved for a loan by a lender. For any first-time home buyer, this should precede any other moves you make, including looking for homes. A preapproval letter from a lending institution should act as your guiding light, so to speak.

A preapproval letter will not only show sellers that you are credit worthy and are serious about purchasing a home, but will also give you a clear picture of what size loan you can realistically afford. For example, let’s assume that Couple A and Couple B both want to purchase a home.

Couple A immediately heads to the financial institution of their choice and obtains a preapproval letter. Couple B skips this important first step and instead heads out to search for their dream Dallas County property.

Both couples end up falling in love with the same property, and both couples put in an offer.

Who do you think will get the house?

If you guessed couple A, you’re right. It is unlikely that a seller will accept the offer from Couple B because of the uncertainty of whether they can afford the home or even get approved for a mortgage.

Couple A, on the other hand, was prepared to make an offer, and the seller was comfortable accepting their offer because they were prepared and ready to own their first home.

The bottom line: make getting preapproved your first priority!

Realtor Tips: How to Help your Seller Prepare for an Open House or Showing

Preparing your sellers for the challenges of showing their home is often an over-looked aspect of being a seller’s agent.

Most sellers, particularly if this is their first time selling a home, are not aware that many things can influence the sale of their Coppell home, including open houses and showings.

Open houses and showings are, of course, prime opportunities for sellers to wow potential buyers and make a sale, yet too often sellers jeopardize their chances of getting their house sold by things they do and things they don’t do. The following tips should be discussed with your sellers when it comes time to show their home:

  1. Remain flexible about times and dates. Inform them that there will likely be those “last minute” showings which may prove to be inconvenient and maddening. However, it is important to remind them that in order to sell their house they may need to make adjustments.

Bottom line: Inform your sellers that last-minute showings are commonplace, and it is important that they try their best to accommodate them.

  1. Leave the home during a showing. It is important that your sellers leave the home during the showing. Some homeowners, for one reason or another, will insist on staying during the showing, but this will only hinder the showing and scare away potential buyers.

It is important to remind your sellers that most potential home buyers will feel uncomfortable touring a home (and looking in closets and cupboards) when the homeowner is present. As a result, they will likely cut their showing short.

Bottom line: Encourage your sellers to leave the home during showings and open houses to make buyers feel more comfortable.

  1. Don’t come back early, either! The same rule applies for homeowners who pop in before a showing or open house has ended.

Bottom line: Encourage your sellers to stay away from the home until everyone has left.

  1. Remove the pets. Pets should not be present during a showing. It is important to remind your sellers that not everyone is a pet lover, and some buyers may be even be allergic or afraid of your pet.

Bottom line: Encourage your sellers to take their pets with them during a showing or open house, if possible.

The key to effectively communicating these items with your sellers is not to demand these things, but to instead request them. A written list of recommendations is often a great way to communicate positive open house and showing tactics.

We often spend most of our time fixing up, cleaning up and sprucing up our indoor spaces, while our outdoor spaces are left screaming for a little attention.

If this best describes your home, then perhaps it’s time to give your exterior the tender loving care it desperately needs before listing it for sale.

Let’s face it: a home with curb appeal is far more likely to get noticed and to receive potential buyers than a home with a neglected exterior and yard. With this in mind, it is time to roll up your sleeves, don a good pair of gloves and get to work:

  • If the exterior of your home is dingy or dirty, consider renting a pressure washer. A high-powered pressure washer will quickly and easily remove surface dirt and grime from your home. It also works great on shutters, trim, gutters and downspouts.
  • If the pressure washer didn’t do the trick and your home’s trim and shutters look worn and faded, a quick coat of paint is sure to spruce them up.
  • Always make sure your grass is mowed and the weeds are pulled. If the season permits, thrown down new grass seed to fill in bare spots.
  • Don’t forget your plant and flower beds, either. Pull weeds and lay down a thick layer of mulch to cut back on weeds and instantly spruce up your beds. Consider planting a few, inexpensive and colorful annuals to give your front yard a punch of color.
  • Cut back any low-hanging tree branches so that your home can be easily viewed from the road.
  • The first things your potential buyers will be looking at are your house numbers, so change them out with new, updated ones.
  • Give your light post, mailbox and fence a fresh coat of paint for a quick pick-me-up.
  • Add pots of annuals near the front door to welcome guests into your Highland Park home.

Mathew Anderson

The new VIP Realty franchise owner in Frisco is Mathew Anderson, who has been a Dallas resident since 1993 and has been involved in real estate since 2003.

Mathew was born and raised in South Dakota and is a proud member of the Lowe Brule Sioux Tribe. He attended Trinity University where he graduated with a Bachelor of Science in Business in 2002.

Mathew then worked in the Semiconductor industry for 10 years, where he was employed as both a manager and an engineer.

The real estate industry provided a seamless transition for Mathew, who closed 30 transactions in his first year. After two years in the industry, Mathew became a listing agent for Zip Realty, where he was eventually promoted to team leader. While at Zip Realty, Mathew oversaw 10 agents and sold properties ranging from $100,000 to $1 million.

In 2006, Mathew left Zip Realty to serve as an independent agent for several, small real estate firms. Mathew worked almost exclusively in the commercial real estate market during this time.

Home Buying Basics: Organizing and Strategizing

Shopping for a new home is a lot like running a marathon, or at least that’s how it feels to many homebuyers. Your realtor may show you multiple homes in one day and, as a result, the lines between homes may quickly become blurred.

It is important to remain organized when viewing several properties in one day, as it may become necessary to go over the homes’ features at a later time.

The following tips will help you stay organized and on track when viewing homes:

  • Don’t view too many homes in one day. Viewing too many homes will simply leave you feeling exhausted and confused. Let your real estate agent know that you would prefer limiting the number of home you see on any given day to less than five, for example.
  • Bring your notepad along and take copious notes. A Realtor’s handout may not be sufficient when viewing a home. Instead, make notes of small details that you’ll want to remember at the later time. For example, the backyard was private in House A, but House B had a large, eat-in kitchen.

These details may not be spelled out in a flier, but may be important to you, so remember to either take notes as you walk through, or take a moment afterwords to pen down all your thoughts about the property before moving onto the next one.

  • Bring a camera, if necessary, and take shots of areas of importance. A digital camera may prove to be very useful as you tour multiple North Dallas homes. Take pictures of areas of concern, or areas that are particularly appealing, and use them as you review the homes of that day. Often times, a picture can help refresh a home in your mind.
  • Finally, if you begin feeling tired or unfocused, stop and catch a light snack or a cold beverage before moving onto the next home.
