The Model Blocks Program: Fort Worth

Monday, November 24th, 2008

The Model Blocks Program of Fort Worth is aimed at “building strong neighborhoods, a safe community and a sound economy.”

It purpose is to revitalize Fort Worth neighborhoods through organizing and empowering residents to that they may effectively identify issues and work toward their solution.

This program is based on the following principles:

  • Comprehensive Planning and Implementation -

Neighborhood residents and city staff work together to develop a neighborhood plan which includes a vision statement, goals, objectives and strategies to implement the plan.

  • Public-Private Partnership -

Model block neighborhoods work with area businesses, government agencies, banks and non-profit organizations, such as universities, schools and churches to develop partnerships which aim toward building a future and solving problems.

  • Leveraging of Resources -

Model Blocks compete for additional funds through various sources beyond the initial Model Blocks allocation. In addition, partnerships with various organizations have expanded services in these areas.

The Application Phase

Proposed Model Blocks must:

  • Be located within the CDBG-eligible area as defined by the Department of Housing and Urban Development
  • Be an effective partner in the revitalization process
  • Have an established neighborhood organization (applicants are required to submit by laws, agendas and minutes for six meetings, including a list of steering committee members, five of which must be residents of the designated area)
  • Submit documentation of at least three neighborhood projects which have been completed within the last year

The Neighborhood Planning Phase

The three neighborhoods that receive the highest scores in the Application Phase will go on to compete in the Neighborhood Planning Phase.

Model Blocks are frequently seen in areas of high poverty. Economic revitalization can mean job placement services, job training, educational assistance, business development, and economic development projects, such as development of a retail center.

Infrastructure services may include new neighborhood parks, soccer fields, neighborhood identification signs, street lights, closing of alleys, expanding community centers, community gardens and the reconstruction of streets, curb, gutter, and sidewalks.

Selling in a Buyer

Friday, November 21st, 2008

A savvy seller in today’s market must be proactive and plan ahead to stand out among the competition. With a larger inventory of homes on the market, a buyer may be inundated with a slew of Coppell homes from which to choose. Therefore, it is in your best interest to take the extra steps necessary to be the house that buyers don’t forget.

The following tips will help you prepare your home for sale in a buyer’s market:

  • Price your home competitively. Now is not the time to play games with the price of your home. Price it competitively – right from the start – to attract more home buyers. This involves collaboration between you and your real estate agent. Research the homes in your area that have seen action in the last six months – that includes active listings, sold properties and price reductions – and use that information to accurately set your price.
  • Improve your home’s curb appeal. If it’s true that most buyers make up their mind about a house within the first 30 seconds, then it’s especially important that you tend to the front yard and entrance of your home.

Creating great curb appeal includes pulling weeds, planting colorful flowers, trimming back hedges and tree limbs, painting shutters and trim, painting or replacing the front door and adding new hardware, replacing or painting your mailbox and repairing any cracks in your walkway or front porch.

  • Clean and stage your home. Give your home a thorough, deep cleaning and then focus your attention on staging your home. Remove clutter and excess furniture, and use the remaining furniture to play up the features of each room. For example, the living room fireplace is best showcased when you frame it with a sofa and two chairs. And the deck furniture works best when it is facing your wooded backyard.

Remember the old adage – you only have one chance to make a first impression!
