New Commercial Developments Underway in Irving

New commercial developments are abundant in Irving. These developments are sure to bring entertainment and opportunity to Irving’s already-thriving economy.
Water Street
Visitors and residents alike will enjoy Water Street, which will boast over 130,000 square feet of retail space. This major, commercial development, which is slated to open by the fall of 2010, will be located in the Las Colinas Urban Center.
It is being developed by Gables Residential, who is already moving forward with the development’s zoning plans, plat plans and site plans. In fact, the plans for Water Street’s underground parking have already been approved and the plans for Water Street’s first building are being finalized.
Gables Residential and the Dallas County Utility and Reclamation District are working together to re-claim 1.2 acres of land from Lake Carolyn for the Water Street project.
Las Colinas Station
The builders for Las Colinas Station, a large development project which will be situated at the corner of O’Connor Boulevard and the Lake Carolyn Parkway, recently presented the City Council Audit and Finance Committee with plans and a funding request for this project.
Las Colinas Station, which will consist of office space, high-rise, residential units and a parking garage, is already being considered by several tenants in search of 160,000 to 275,000 square feet of office space.
The first phase of Las Colinas Station is set to include 335,000 square feet of office space, 260 residential units and a structured parking garage with 1,500 spaces.
Tanger Factory Outlets
Tanger Factory Outlet Centers Inc. has announced its plans to bring an upscale shopping center to Irving. This shopping center, which will be located at the northwest quadrant of State Highway 114 and Loop 12, near Texas Stadium and State Highway 183, is a highly visible, frequently traveled intersection.
The Tanger Factory Outlets will include 90 outlet stores of brand name and designer retailers. It will be designed as an open-air shopping center with landscaped grounds, both uncovered and covered walkways and a park-like atmosphere.
