Sports Aiding Frisco Commercial Property
Tuesday, March 18th, 2008The International Commerce Park Meets its Goal
Monday, March 17th, 2008Testament to the health of Dallas commercial real estate in the Dallas-Fort Worth International Airport region, the International Commerce Park began negotiations for its last 93 acres of buildable space. They originally projected to fully build out the complex in 30 years. They accomplished it in six.
Diversity in Tenants
More than 18 developers were interested in building at the International Commerce Park, so the DFW Airport Authority requested that developers submit proposals to them. Thirty-five acres were awarded to Perot Development Company, which will include the DB Schenker Dallas Campus. Eighteen acres were awarded to Twin Rose, and Trammel Crow Co. is adding 17 acres to its 1.6 million square feet in holdings in the Trade Center project.
The International Commerce Park was the first property leased by the airport for commercial development, and should provide 6.3 million square feet of Dallas commercial lease space upon completion. Added benefits of Foreign Trade Zone status and Triple Freeport exemption led to the signing of 40-year ground leases, giving development rights to the lease holders within the restrictions outlined by the Airport Authority.
New Occupants in Trade Center V
In mid-March, Simmons Bedding Company will move into their new 279,200 square foot distribution center, doubling the size of their current facility. Requirements from Simmons Bedding included 100 truck trailer bays and parking facilities that would accommodate their 250 person, 24-hour operation. The remainder of office space in the Trade Center V complex will be leased out at $3.50 per square foot. Occupation of the building has prompted an early start to the new Trade Center IV building, set to begin construction any day.

Grapevine Real Estate Looking for Relief
Thursday, March 13th, 2008Recent reports show that there are approximately 900,000 homeowners nationwide who are in default and need to sell their homes quickly. Last year, of the 2.2 million homes that entered foreclosure, approximately 1.3 million were auctioned off. This has been one of the primary factors in the tremendous drop in home prices nationwide. As a result, home prices have plummeted, with some cities experiencing loss percentages in the double digits.
Unfortunately Grapevine real estate has not come through the mortgage mess entirely unscathed. The numbers show that in 2007, Grapevine experienced a 79% jump in foreclosures over the number of defaults in 2006. Owners of Grapevine real estate will be looking for some speedy relief, or they will end up needing to sell.

The Manors at Valley Ranch | New Townhomes for Sale
Tuesday, March 11th, 2008If you’ve been in Valley Ranch, you have probably seen these new townhomes for sale. They are beautiful, 3-story brick/stone homes that sit like a beacon atop a great hill. The Manors at Valley Ranch is built by a smaller, custom home builder; therefore avoiding the tract home, cookie cutter feel.
It has a dominating presence in Valley Ranch and is very easily accessible from 635, MacArthur and the George Bush Turnpike. Just 5 minutes from DFW airport, one minute from shopping, dining and entertainment and ground zero for luxury townhome living. They are Energy Star rated (but who isn’t these days), they have the upgrades you would expect for its price range (granite countertops, custom cabinets, crown molding, etc…). The attraction is definitely their Olde English exterior with cast stone accents and wrought iron balconies. Being a Valley Ranch REALTOR
