The International Commerce Park Meets its Goal

Testament to the health of Dallas commercial real estate in the Dallas-Fort Worth International Airport region, the International Commerce Park began negotiations for its last 93 acres of buildable space. They originally projected to fully build out the complex in 30 years. They accomplished it in six.

Diversity in Tenants

More than 18 developers were interested in building at the International Commerce Park, so the DFW Airport Authority requested that developers submit proposals to them. Thirty-five acres were awarded to Perot Development Company, which will include the DB Schenker Dallas Campus. Eighteen acres were awarded to Twin Rose, and Trammel Crow Co. is adding 17 acres to its 1.6 million square feet in holdings in the Trade Center project.

The International Commerce Park was the first property leased by the airport for commercial development, and should provide 6.3 million square feet of Dallas commercial lease space upon completion. Added benefits of Foreign Trade Zone status and Triple Freeport exemption led to the signing of 40-year ground leases, giving development rights to the lease holders within the restrictions outlined by the Airport Authority.

New Occupants in Trade Center V

In mid-March, Simmons Bedding Company will move into their new 279,200 square foot distribution center, doubling the size of their current facility. Requirements from Simmons Bedding included 100 truck trailer bays and parking facilities that would accommodate their 250 person, 24-hour operation. The remainder of office space in the Trade Center V complex will be leased out at $3.50 per square foot. Occupation of the building has prompted an early start to the new Trade Center IV building, set to begin construction any day.
