Just 25 miles up the road from Dallas is the prosperous community of Frisco. As the demand for rental property expands in Dallas, the need for housing – especially rental housing – is stretching across the prairie and into outlying communities. Frisco is already experiencing prosperity of its own as a growing business center and shopping destination, but its proximity to downtown Dallas and the Metroplex make it a popular choice for commuters as well. For these reasons, in addition to new residences, there has also been a great increase in the development of Frisco commercial property.
The Post Frisco Bridges Project
Addressing Frisco’s share of Dallas’ population growth, this predominantly residential project will encompass a total of 919 new residential units, which will be part of the 720 acre Frisco Bridges Development. Known for creating upscale, high density communities, the first phase of the Post Frisco Bridges will include 29,000 square feet of retail space combined with 269 upscale apartments, at a cost of $41.3 million to develop.
The second phase of the development will produce 650 new apartment residences and another 50,000 square feet of retail space.
Rising Rental Demand
In a real estate market that is slowing down in terms of the number of homes sold, and with housing prices either falling or remaining flat, it is surprising to some to see such an enormous development forging ahead full steam. The developer, Atlanta-based Post Properties, feels the development will fill a need being spurred on by falling vacancy rates for Class A apartments and the continued influx of new residents arriving with the relocations of many corporations to Dallas. These mixed-use developments give residents and business owners alike the benefits of prime commercial property nestled among a built-in customer base, providing an integrated lifestyle that helps everyone prosper.
