How We Work - No Commissions
By way of introduction, we at VIP Commercial Realty are a team of experienced and knowledgeable realtors whose expertise in the field of buying/leasing commercial real estate properties ensures our clients of finding the right property to purchase at the right price, or leasing a property under the most flexible and favorable terms. And best of all, our services are at NO COST to you, our client.
Let us explain:
Realty commissions are fees paid by the property owner to his appointed agent (the listing agent) upon the conclusion of the sale or leasing of a given property. If the listing agent negotiates a sale or leasing of the property on his/her own without the assistance of any other agent, then the listing agent receives the full commission, less any commission due to the real estate agency to which he may be attached. However if we, at VIP Realty, or any other agent brings a prospective buyer or leaser to the property and the property is sold or leased by that client, then VIP Realty, for instance, is entitled to share or "split" commissions due with the listing agent or management company representing the property owner.
It should be understood, however, that our services to you, our client are not diluted by the fact that our commissions are paid by the property owner's representative. Our primary purpose in representing you is to find the property and negotiate the agreement that best suits your needs, since our future business depends upon a successful track record of satisfied clients. Additionally, we have the bargaining power to convince the seller or leaser that bringing future clients to them is dependant upon their flexibility in satisfying our client's needs as to leasing arrangements or purchase price. When you contract with VIP Realty to represent you in your purchase or lease of a commercial property, you can be assured that you will get the property you want at the price that is right for you.
